The distance problem
Every family we work with asks the same four questions. The whole service is built around answering them.
Foreign buyers are an easy mark. You get a buyer's agent who negotiates for you, never for the seller.
A vetted shortlist before you land, live video tours, and second viewings done on your behalf.
One coordinated team of lawyer, mortgage broker and appraiser. Every number on one page before you commit.
Home care while you're away: maintenance, arnona, tenants, and a key-holder you know by name.
How it works
No catalog of listings. A private search, run by someone who lives a few streets away from your future home.
Twenty minutes in your time zone. Your goals, your budget and your must-haves: the shul, the sukkah, the Shabbat elevator.
We see every home first. You join live video tours and get an honest read on each one, including what the listing leaves out.
We negotiate, then run the legal, mortgage and tax side as one process. You sign with full clarity, even by power of attorney.
Handover, trusted renovation contacts and home care while you're away, so the apartment never stands empty and forgotten.
One contact. One plan. One person accountable.

We bought in Rehavia without flying in twice. Every video call felt like standing in the room.
He told us not to buy the first one we loved, and he was right. The second one cost less and is twice the home.
Our apartment is looked after all year. We land on Friday and the fridge is already full for Shabbat.

The person
I moved here from New Jersey in 2007 and bought my own home the hard way: from abroad, with nobody on my side. Since then I have helped more than 240 families do it the right way.
I only work for buyers, I only work in six neighborhoods, and I answer the phone on a Sunday night your time.
Questions
Something else on your mind? Ask it on the call. That's what it's for.
Foreign residents pay purchase tax from the first shekel, at 8% and then 10% on the higher part of the price. If you make aliyah, you may qualify for reduced rates. We put the exact figure for each home in front of you before you make an offer.
Yes. Israeli banks lend foreign residents up to 50% of the property value. We work with mortgage brokers who handle US income documents every week.
Yes. With a power of attorney signed at an Israeli consulate or with an apostille, your lawyer can sign for you. Many of our clients see the home on live video and close from home.
Both are on our checklist for every home we show. We note which balconies are open to the sky, whether the elevator has a Shabbat mode, and the walk to your shul.
Our home care service handles maintenance, arnona, utilities, cleaning before you land and, if you want, tenants. One monthly report, one contact.
A buyer's fee agreed in writing before we start, usually 2% plus VAT. The first call is free and carries no obligation.
